My design philosophy is simple, I design homes that fulfill my client's needs, dreams, and maximize their investment all while maintaining a high level of marketability and resale value. It is important that a home fit the general design scheme of the neighborhood, while not getting lost in the process.

I am Kelli Burns, residential designer for Capital Designs II, Ltd. I have always loved interior design, architecture, and homes in general. Over the past 30 years, I have worked primarily with the development of new home construction documents for local builders and individuals. We have also handled home remodels and small commercial projects. At CD II, we will walk you through every aspect of the design process, from determining your needs in a floor plan, creating the preliminary design, developing a custom elevation to help your home have great curb appeal, and draw the site plan to offer a complete set of construction documents.

If you are a home builder we look forward to meeting you and discussing how we can help you develop a product line to fit your needs and stand out against the competition. I have worked with many builders over the years, and have experience designing homes ranging from 1000 SF to over 10,000 SF. My library is full and I am constantly adding and revamping the plans. I have product to fit lots ranging from 35' wide to acreage properties. They majority for lots 50' wide and up. We are available to work hand in hand with engineers during the process to eliminate any delays.
